February Business Part 1

I want to talk about February and types of business that happened in February. A lot of people think that February would not be a good month for real estate and it's actually totally incorrect. Yes, it’s a little snowy out and it is definitely cold. What we’ve discovered in February though, is that there are the very serious buyers and the very serious sellers out there. I want to review the last few years of closings in February, and to talk about what kinds of business those were. And it's interesting because not every kind of business is exactly the same. Although every kind of business is truly appreciated, and I am very, very, grateful for each actual piece of business.

Hiring a Real Estate Agent -- Does It Matter?

Many people approach the business of homes--buying or selling--with a naive perspective. They think: Why do I need a real estate agent? I can sell my home. It can't be that hard. And it's true, technically speaking. You don't need a real estate agent. That is, you don't need a real estate agent if you're okay with getting ripped off. More than anything else, real estate agents are all about protection.

If you are looking to purchase a home, the real estate agent you hire can get together a comprehensive list of all the homes for sale matching your price range and preferences in the area. Real estate agents have access to databases that regular home-buyers will not be able to see, allowing them to look at the history of a home on the market--what price was it listed at? Has it been sold before? Are the sellers unreasonable in negotiations? Real estate agents know what red flags to look for in a home, as well. They can alert buyers to commonly ignored is ...

Social Media -- Does It Matter?

As 2017 dawns, social media is taking over. Whether it's Snapchat, Facebook, or Instagram, everyone uses social media networks--and most people use all three! Social media is no longer just for giggling teenagers and prom pictures. These days, social media is an important avenue for marketing of all types. Here's a few tips to help you get the most of social media, whether you are looking to buy or sell a house.

1. Get Your Friends Involved

The average Facebook user has around 400 friends. If you have 400 Facebook friends, and each your friends has 400 Facebook friends, then you likely have access to well over 75,000 unique Facebook users. That means your Facebook account could potentially market your house (or advertise your Want ad!) to 75,000 people. So it's a good place to get started. Post pictures of your house, and mention that you're thinking of selling. Even just a status-- "Thinking of selling my home. (Insert address, # bedrooms & ...

Professional Photography -- Does It Matter?

Try and photograph your home one of these days. Seriously--walk outside, stand in the front lawn. Pull out the iPhone, snap a few pictures. Easy, right? But as you look through the photos, something seems off. The tree in front looks droopy, barely alive, and the paint on the home looks two shades darker than usual. The windows have visible smudges, and the concrete steps that lead up to the front door are crumbling at the corners. Photography is hard.

That's why the Socher Team has developed strong working relationships with the best professional photographers in the Greater Cleveland Area, striving to ensure that the pictures of your home reflect its true beauty. If your advertisement photos are poorly-lit and impressive, when the buyer comes for a tour they will need to be convinced. With professional-quality photographs, selling becomes a much easier task. If your potential buyer shows up to an open house already impressed by the home, they will be m ...
